Market Wide Summary

Overall, the number of sales in the West Coast market, in 2020, was up in comparison to the previous year. The number of non-waterfront homes listed for sale, and sold, in both Ucluelet and Tofino were up from 2019. Likewise, the waterfront house market in both Ucluelet and Tofino saw an increase in sales activity. With the sole exception of Tofino waterfront houses, housing prices continued to rise across the board in 2020. Finally, there was a noticeable increase in homes selling above, their asking price in both the Ucluelet and Tofino markets.

Ucluelet Homes Above/Below Ask Price

In 2020, 65.4% of single family homes sold below their asking price in Ucluelet, while 15.4% sold at their asking price, and 19.2% sold above their asking price. The average sale price was up 9% over 2019, while the median sale price saw a marginal increase. After two consecutive years of the number of homes selling in Ucluelet decreasing, 2020 saw a 17% in home sales. This has moved Ucluelet home sales into a strong Seller’s Market. Meanwhile, the average days on the market were down 28% when compared with the previous year. The difference from the last asking price to the sale price was -0.7%, a significant change from the -3.5% posted in 2019.

Ucluelet Waterfront Homes Snapshot

The Ucluelet single family waterfront home market saw a marked increase in sales activity in 2020. While the number of homes listed for sale decreased 18%, the number of homes sold increased 29% in comparison to 2019. The average sale price was up 4% over the previous year, while the median sale price was up 34%. The average days on the market decreased 72%. Waterfront homes sold on average 3.8% below the last asking price in 2020, compared to the previous year in which they sold on average 5.6% below the asking price. It should be noted that the sample size for the Ucluelet Waterfront market is too small to draw concrete conclusions.

The number of homes sold in 2020 was up 36% over the previous year, and the number of homes listed was up 26%. Meanwhile, the average days on the market was up 86%, over 2019. The difference from the last asking price to the sale price was -1.6%, a significant change from the -5.7% posted in 2019.

Meanwhile the number of homes sold was up 150% over the previous year. The average sale price was $1,732,000. The average days on the market down 15%. Waterfront homes sold on average 10% below the last asking price in 2020. It should be noted that the sample size for the Tofino Waterfront market is too small to draw concrete conclusions.
